Description
The United Nations Economic and Social Commission for Asia and the Pacific (ESCAP), Bangkok, Thailand, is seeking a qualified and experienced contractor to provide Preventive Maintenance and Emergency Repair Services of "DAIKIN" VRV and "PANASONIC" VRF systems at ESCAP compound, Bangkok Thailand. The required services include the provision of routine inspection, preventive and corrective maintenance. Scope of work The Contractor shall provide the following under the service agreement: 1 Qualified and authorized technicians for servicing the "DAIKIN" VRV systems located in five locations and "PANASONIC" VRF systems located in two locations of ESCAP compound. 2 Preventive maintenance on all main equipment of "DAIKIN" VRV and "PANASONIC" VRF systems. The main equipment to be maintained includes condensing units, fan coil units, and attached equipment. The proposed preventive maintenance program shall be aimed to maintain the operational efficiency of the systems so that they can provide air conditioning for those areas outside the operating time of chiller plant. The proposed preventive maintenance programme will be reviewed and approved by ESCAP before commencement of the programme. 3 The period of required service shall be for 3 years with two optional extensions for one year each. 4 Normal service works shall be carried out during non-office hours (i.e. Weekend and Holidays: 08:00 - 17:00) of ESCAP. 5 The schedule for site visit shall be at least one visit every three months. 6 Inspection, cleaning, and maintaining the VRV/FRF systems located in seven locations, so that they remain in good operating conditions. 7 Provide advice and training to ESCAP staff for the recommended daily and routine operations and observations. 8 Study all related ESCAP regulations with regard to site accessibility and working hours, and adjust the proposed work schedule submitted in the initial proposal as required. 9 Supply and apply all materials and tools necessary for the proper preventive maintenance of the system, e.g. spare parts, oil, grease, paint, etc. 10 Quarterly site meeting with the designated ESCAP supervisor. 11 Submit the quarterly operational reports on the work and activities carried out within the scope of work. The reports submitted shall summarize all preventive maintenance, non-routine activities, summary of supplied spare parts and services, and compliance status of all regulatory requirements. 12 Emergency service call or troubleshooting of VRV/VRF system’s equipment as required when a problem arises. 13 Investigate the existing systems and all other works deemed necessary to ensure that the systems are in good and safe operating condition. Should any modification be required, the contractor shall submit, in detail, a written request for approval to ESCAP supervisor prior to work execution. 14 Maintain the appropriate load of refrigerant on the system. 15 Provide all necessary materials to protect the exterior and interior of the buildings and any other related areas to ensure that there is no damage or dirtiness caused during execution of the work. Should such damage or dirtiness occur; the contractor shall be responsible for all necessary rectification works and are to be performed to the satisfaction of ESCAP.
